Updates from the Board – The Meadows at River Bend.

We have a new President since September 2023, Dustin Wilson, assisted by his wife, Cherry, who does the updates for our Facebook Page. So many of you have complimented our front entry and our mowing person, Richard Ramirez R&R Lawns, who does the front and drainage easement.

Many asked for more color at the front flower bed. We have learned from our mistakes; we over watered the low water desert design so we are limited in our plant choice. Our Garden Club just planted some daylilies which should be opening up soon for some color.

Our irrigation system is dated and we had a fabulous volunteer replace some broken heads. Someone also drove into our front brick flower bed but did not stop. Witnesses noted a dark lawn pickup with trailer, so please be careful taking that bend.

Reminder to please pay your $154 dues so we can do more repairs. Many neighborhoods charge over $400 so this is reasonable. We are looking at replacing part of our entry fence; years ago it cost $40,000.

We do pay our share of the Park expense, and are leasing from the City. It has proven to be a great asset for food trucks, and events.. We share in the expenses with Riverbend Estates.

Our Docs and Annual Budget Minutes are online too. Most of our violations are lawns and parking so be a good neighbor and help.

Covenants & Restrictions
We want to remind all the homeowners to please follow the HOAs covenants and restrictions. Please keep your lawns and flower beds free of weeds, etc. To keep the neighborhood looking nice, please remember to push your basketball goals up against the side of your house when not in use. And be sure to keep your cars in the driveway at night; parking in the street at night is not allowed.

HOA Rules

 

  • Per the covenant, cars are not to be parked in the street overnight. Thank you for adhering to the neighborhood covenant.
  • Per the covenant weeds and grass in flower beds visible from the street, and lawns of nuisance is prohibited, and will be enforced per the covenant.

Penbrooke Addition - New Addition off of Brianna Information

  • The new addition is Pennbrooke. 
  • There will be approximately 271 lots on 74 acres.
  • The entrance off of Wilshire will be landscaped and include an entrance sign with illumination. 
  • The curve on Brianna will remain.
  • The subdivision will operate under a separate HOA.
